The brief was specific. Granor Capital needed a website that read as considered, credible and disciplined, the same qualities the firm applies to every loan it writes. No noise, no overstatement. A site that lets serious money feel at ease.

Granor Capital is a non-bank lender and fund manager built for property finance, giving wholesale investors and property developers access to capital that moves at the pace their projects require.

Headquartered in Brisbane, Granor Capital manages two wholesale investment funds, the Granor Lending Fund and Granor Lending Fund No.2, and originates loans secured by registered mortgages over Australian real property. On the investment side, wholesale investors gain direct access to lending opportunities supported by Australian real estate, with funds structured to target regular monthly income. On the lending side, the firm finances residential and commercial development across Australia’s major capital cities and regional centres, with loan sizes typically up to $20 million over terms of 12 to 24 months.

The firm operates as a Corporate Authorised Representative of Investup Securities Pty Ltd, and applies the same credit standards to every loan: documented assessment criteria, independent valuations on all security properties, conservative loan-to-value ratios, and active monitoring throughout the loan term. Its values of integrity, discipline, clarity and respect are not decoration. They describe how the business actually runs, and they set the tone the website had to carry.

Design Philosophy

In financial services, trust is built through restraint. TDS Australia designed a website that signals discipline before it says a word.

Restraint as a signal of credibility. Wholesale investors and developers read for competence, not flourish. The site avoids stock-photo gloss and hard-sell language in favour of generous white space, measured pacing and a calm, confident tone. Every screen is uncluttered, which lets the few claims that matter, regular income, disciplined assessment, property-backed security, land with weight.

Structure over spectacle. The entire experience is organised around two clear pathways: Invest and Borrow. Rather than asking visitors to decode a complex financial offering, the site routes them to the right place within seconds, then carries them through it in a logical sequence. Two audiences, one disciplined approach, no confusion.

Editorial typography and hierarchy. A serif display face carries the headings with a sense of institutional permanence, while a clean sans-serif keeps body copy highly legible across long-form fund and lending detail. Type size, spacing and rhythm do the work that decoration would do on a lesser site, guiding the eye and signalling seniority.

Storytelling Through Structure

The website is built as two journeys that share a single spine. A visitor always knows whether they are here to invest or to borrow, and what the next step is.

The homepage opens by stating exactly what Granor Capital does, property-backed mortgage lending and wholesale investment management, then immediately presents the two core pathways. From there, the Invest journey carries wholesale investors into the Granor Lending Fund and Granor Lending Fund No.2, each with its own dedicated page, while the Borrow journey takes developers through the firm’s non-bank lending criteria.

A three-part framing of Wholesale Investment Funds, Non-Bank Property Lending, and Disciplined Credit Assessment gives visitors the full picture without overwhelming them. The About page sets out the firm’s values and approach in plain terms, and a News & Insight section anchors Granor Capital as a credible voice in Australian property finance.

Throughout, risk and regulatory disclosure is handled openly rather than buried. Wholesale-client eligibility, the absence of guaranteed returns, and the realities of capital risk are stated clearly, which is itself a trust signal to the audience the firm is built to serve.

A considered front end sits on a content structure built to be found, read and trusted, by people and by AI.

The site is built on WordPress, with a flexible page architecture that lets Granor Capital expand its fund range and publish new insight content without redevelopment. Responsive design holds the layout and hierarchy together across desktop, tablet and mobile, so the experience reads as composed whether a visitor arrives from a boardroom or a phone.

The News & Insight section was structured with generative engine optimisation in mind. Articles are written as direct, citable answers to the questions wholesale investors and borrowers actually ask, how property development finance works in Australia, what loan-to-value ratios mean, the difference between a first and second mortgage, what non-bank lending is, so the site is positioned to be surfaced and quoted by search engines and AI assistants alike. Clean, crawlable markup and a clear topical structure round out a build designed to perform well beyond launch day.

Result

TDS Australia delivered a website that does what a non-bank lender most needs. It makes a young firm feel established, and a complex offering feel simple.
